Review every applicant the same way.
A standardized rental application, scored on income-to-rent ratio, employment and residence history, references, and completeness — built right into your lease workflow.
What gets in the way
- Applications arrive as loose email attachments in no consistent format
- No standardized application process — every property handled differently
- Comparing applicants means re-reading everything by hand
- No documented, consistent basis for the decision you made
How Pamkit helps
PAMKIT builds the application review into the lease flow. Prospective tenants fill out a standardized application, PAMKIT summarizes what they supplied — income-to-rent ratio, employment and residence history, references, and completeness — and the summary appears alongside the application for review. PAMKIT is not a consumer reporting agency: it does not obtain credit reports, background checks, criminal history records or eviction records. Anything it has no data for is shown as "not assessed", never as a low score.
What you get
- Standardized Applications: Professional application forms with all required fields. Applicants fill out online.
- Income-to-Rent Ratio: The income the applicant reported, measured against the rent you are asking.
- Residence & Employment History: The addresses, landlords, employer and tenure the applicant listed on the application.
- References: Reference and employer contact details collected up front, so you can make the calls yourself.
- Completeness Check: See at a glance which parts of the application the applicant left blank.
- Decision Dashboard: Every application summarized the same way. Approve, deny, or request more information with documented reasons.

Common questions
Does PAMKIT run credit or background checks?
No. PAMKIT is not a consumer reporting agency. It does not obtain, purchase or store credit reports, criminal history records, background checks or eviction records from any source. The application summary is built only from what the applicant supplied to you, and credit, background and eviction history are shown as "not assessed". If you want a consumer report, you obtain it from a consumer reporting agency yourself and remain responsible for FCRA compliance, including adverse-action notices.
What does the application summary actually cover?
Income-to-rent ratio from the income the applicant reported, employment and residence history as the applicant listed it, the references they provided, and how completely they filled out the application. Dimensions with no applicant-supplied data are excluded from the score entirely rather than counted against the applicant.
Is the review process compliant with fair housing laws?
PAMKIT applies the same standardized fields to every applicant and documents decisions. It is a record-keeping and document-drafting aid, not a tenancy decision. Landlords remain solely responsible for complying with the Fair Housing Act and local fair housing regulations, and should not use the summary as the sole basis for a tenancy decision.
Can applicants apply online?
Yes. You create an application link for your property. Prospective tenants fill out the application online, and the summary appears in your PAMKIT dashboard.
